GEORGIA, BULLOCH COUNTY Because of default in the payment of the indebtedness, secured by a Security Deed executed by Oscar M. Hernandez to Jacob E. Gregory dated March 3, 2023 and recorded in Deed Book 2772, Page 90, Bulloch County, Georgia records, the undersigned, Jacob E. Gregory, pursuant to said deed and the property secured thereby, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in December, 2024, to-wit December 3, 2024, during the legal hours of sale, at the Courthouse door in Bulloch County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1340th G. M. District of Bulloch County, Georgia containing 1.0 acres, more or less, and designated as such on a survey prepared by Timothy W. Eason, R.L.S. No. 2508, dated October 6, 2014, for Milton Davis, II and Amanda Davis and recorded in Plat Book 66, page 11, Bulloch County records. Said property being bounded now or formerly as follows: North by Lawrence Church Road, a county paved road #287, 80 foot right of way, a distance of 210.00 feet; East by lands of Vickie Burnsed a distance of 207.69 feet; South by lands of Vickie Burnsed as distance of 210.00 fee; and West by lands of Vickie Burnsed a distance of 208.49 feet. The aforesaid plat and description thereon are by reference incorporated herein and made a part of this description. Together with a 2013 Clayton Manufactured Home Model 30CRB28684AH13, VIN WHC020169GAB Map and Parcel No. 155 013B 002. The sale will be held subject to any unpaid taxes, assessments, rights of way, easements, protective covenants or restrictions, liens and other superior matters of record which may affect said property. The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the holder of the security deed. Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said deed. Pursuant to O.C.G.A. 44-14-162.2, the name, address, and telephone number of the individual or entity that has the full authority to negotiate, amend or modify all terms of the above-described mortgage is: Jacob E.
