STATE OF GEORGIA COUNTY OF BULLOCH NOTICE OF SALE Because of default in the payment of a note secured by a DEED TO SECURE DEBT executed by JOSHUA JAMES MARTIN to CITIZENS BANK OF THE SOUTH, dated September 19, 2019, recorded in Deed Book 2528, Pages 679-688, Bulloch County, Georgia Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the POWER OF SALE contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in June, 2025, during the legal hours of sale at the courthouse in said county, sell at public outcry to the highest bidder for cash, the lands described in said deed, to-wit: ALL THAT CERTAIN TRACT OR PARCEL OF LAND, LYING AND BEING in the 1803RD G.M. District of Bulloch County, Georgia, containing 0.73 of an acre, according to a plat made by Lamar O. Martin a distance of 269.69 feet; East by property of Otis Martin a distance of 158.04 feet; South by the centerline of a country road, a distance of 298.19 feet; and West by property of J.O. Martin, a distance of 71.93 feet. Subject however, to that certain Security Deed from Grantor to T. J. Williams dated August 30, 2002 and recorded in Deed Book 1278, Page 246, Bulloch County, Georgia Records and any restrictive covenants, easements, and rights-of-way of record. Said property is known as 870 Twin Forks Road, Pembroke, Bulloch County, Georgia, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to security deed held by the undersigned.
