NOTICE OF SALE UNDER POWER OF SECURITY DEED STATE OF GEORGIA COUNTY OF BULLOCH Under and by virtue of the Power of Sale contained in the Deed to Secure Debt from LEVON BYRD, JR. AND CYNTHIA MARIE BYRD to ROBERT K. BELL, JR., INC.., dated May 24, 2021, and being recorded in Deed Book 2654, pages 33-41, Bulloch County, Georgia Records, given to secure an indebtedness in the original amount of $100,900.00, the undersigned will sell, at public outcry, to the highest bidder for cash before the door of the Courthouse of Bulloch County, Georgia, during the legal hours of sale on TUESDAY, JUNE 3, 2025, the following described property to-wit: All that certain lot or parcel of land situate, lying and being in the 1547th G.M. District of Bulloch County, Georgia, located on Old Register Way containing 1.84 of an acre and being shown on a plat of survey prepared by James M. Anderson, Registered Surveyor, dated May 21, 2021, recorded in Plat Book 68, Page 517, Bulloch County, Georgia Records. The aforesaid plat is incorporated by reference herein for all purposes of this description. TOGETHER WITH that certain driveway easement 15' in width abutting and commencing from the right-of-way of Old Register Way and along the common boundary line with and over and across that portion of the certain lot or parcel of land located to the northeast owned by Robert K. Bell, Jr., Inc. 30' in depth or length to be used as a common driveway for both adjoining lots from Old Register Way. The indebtedness secured by said Deed to Secure Debt has been and is hereby declared due and payable in full by reason of default under the provisions of said Deed to Secure Debt and the terms of the Note secured thereby, and sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness and interest thereon, attorney's fees and expenses of sale, and the balance, if any, shall be applied as provided by law. To the best knowledge and belief of the Lender, said property will be sold as the property of LEVON BYRD, JR.
