STATE OF GEORGIA COUNTY OF BULLOCH NOTICE OF SALE Because of default in the payment of a Promissory Note secured by a MODIFICATION OF SECURITY DEED, executed by DOROTHY H. WILLIAMS to BANK OF NEWINGTON, a Georgia domestic bank, dated February 26, 2024 and recorded in Deed Book 2827, Pages 90-95, Bulloch County Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the POWER OF SALE contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in July, 2025, during the legal hours of sale at the courthouse in said county, sell at public outcry to the highest bidder for cash, the lands described in said deed, to wit: All that certain tract or parcel of land lying and being in the 48th GM District of Bulloch County, Georgia, and containing 8.8 acres, more or less, as shown on a plat prepared by F.B. Groover on December 14, 1908 and recorded in Deed Book 35, Page 592, and amended February 3, 1967, by Lamar O. Reddick and recorded in Plat Book 7, Page 44, Bulloch County Records and bound now or formerly as follows: Northerly by public highway; Easterly by lands of Paul E. Martin; Southerly by lands of W.E. Sharpe; and Westerly by lands of L.B. Hagin. The aforesaid plat and the description thereon are by reference incorporated herein as part of this description. Said property is know as 26 Martin Lane, Statesboro, Bulloch County, Georgia, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to security deed held by the undersigned.
