NOTICE OF SALE UNDER POWER By virtue of a Power of Sale contained in that certain Deed to Secure Debt from LOWCOUNTRY UNDERGROUND UTILITIES, LLC, to LLOYD AND LLOYD PROPERTIES, LLC, dated July 9, 2025, recorded in Deed Book 2914, Page 257, in the office of the Clerk of Superior Court of Bulloch County, Georgia, said Deed to Secure Debt having been given to secure a Note of even date in the original principal amount of ONE HUNDRED SIXTY THOUSAND ($160,000.00) DOLLARS with interest thereon as provided for therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Bulloch County, Georgia, within the legal hours of sale on AUGUST 4, 2026, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 47th G.M. District of Bulloch County, Georgia, containing 1.20 acres, known and designated as Lot "B", adjacent to Eldora Farms, that is shown and more particularly described by the plat of survey made by Lamar O. Reddick, R.L.S., dated August 14, 1986, and recorded in the Office of the Clerk of Superior Court of Bulloch County, Georgia, in Plat Book 27, Page 213, which is incorporated into this description by specific reference thereto. This being a portion of the property conveyed by Lloyd Collins and Lloyd Moore to Lloyd and Lloyd Properties, LLC, as evidenced by that certain Quitclaim Deed dated January 27, 2015, and recorded in Deed Book 2284, Page 348-351, aforesaid records. This conveyance includes the 1994 Horton manufactured home located upon said property, vehicle identification number H65979GLR. Subject, however, to all valid restrictive covenants, easements, and rights of way of record. Said property is known as 3289 ELDORA ROAD, ELLABELL GA 31308, and is designated as Tax Parcel 197A000082000 by the Bulloch County Board of Tax Assessors. The indebtedness secured by said Deed to Secure Debt has been and is hereby declared due because of the default under the terms of said Deed to Secure Debt and Note, including but not limited to the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorney's fees and all other payments provided for under the terms of the Deed to Secure Debt and Note. Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Deed to Secure Debt.
