STATE OF GEORGIA COUNTY OF BULLOCH NOTICE OF SALE Because of default in the payment of a Home Equity Line of Credit Agreement, which is secured by a SECURITY DEED executed by DARIN H. VAN TASSELL AND NETRA R. VAN TASSELL to CITIZENS BANK OF THE SOUTH, dated March 25, 2025 and recorded in Deed Book 2893, Pages 717-723, Bulloch County Records, and further secured by a SECURITY DEED executed by DARIN H. VAN TASSELL AND NETRA R. VAN TASSELL to CITIZENS BANK OF THE SOUTH, dated May 25, 2022 and recorded in Deed Book 2728, Pages 674-680, Bulloch County Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the POWER OF SALE contained in said Home Equity Line of Credit Agreement, for the purpose of paying said indebtedness, will on the first Tuesday in July, 2026, during the legal hours of sale at the courthouse in said county, sell at public outcry to the highest bidder for cash, the lands described in said deed, to wit: All that certain lot or parcel of land situate, lying and being in the 1209th GM District of Bulloch County, Georgia, being known and designated as Lot No. 3, Lakewood Subdivision a/k/a 102 Lakewood Drive, according to a plat prepared by Lamar O. Reddick, Surveyor, dated January 26, 1995, recorded in Plat Book 49, Page 6, Bulloch County Records. The above referenced plat is incorporated herein for all purposes of this description. Together with that certain Water Agreement and Well Easement dated April 29, 1981, recorded in Deed Book 408, Page 624, Bulloch County Records. Said property will be sold together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to Security Deed held by the undersigned.
