STATE OF GEORGIA COUNTY OF BULLOCH NOTICE OF SALE Because of default in the payment of a series of Promissory Notes secured by a DEED TO SECURE DEBT, executed by DOROTHY H. WILLIAMS to AGSOUTH FARM CREDIT, ACA, a Georgia domestic bank, dated November 8, 2018, and recorded in Deed Book 2480, Pages 180-186, Bulloch County Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the POWER OF SALE contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in July, 2026, during the legal hours of sale at the courthouse in said county, sell at public outcry to the highest bidder for cash, the lands described in said deed, to wit: All that certain lot, tract or parcel of land situate, lying and being in the 48th GMD, Bulloch County, Georgia and being known as containing 74 acres, more or less as shown on that certain map or plat made by J.E. Rushing, dated March, 1941 (containing 66.0 acres, as amended in by R.J. Kennedy, Jr., on February 18, 1960 and recorded in Plat Book 1, Page 272 in the Office of the Clerk of Superior Court of Bulloch County, Georgia AND ALSO that certain map or plat made by R.J. Kennedy, Jr., dated February 15, 1960 (containing 8.0 acres) and recorded in Plat Book 5, Page 64 in the Office of the Clerk of Superior Court of Bulloch County, Georgia. Express reference is given to said maps or plats for better determining the metes, bounds and dimensions of the property herein described and by said express reference is incorporated herein and made a part hereof for all purposes. Subject, however, to all zoning ordinances, easements, restrictive covenants and rights of way of record affecting said described property. Said property is known as 2164 Dyches Road, Statesboro, Bulloch County, Georgia, 30461, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to security deed held by the undersigned.
